1. Please make sure the person who books this listing is available for communication with us at all times.
2. In accordance with local city ordinance, we require all guests who will stay to send copies of their passport photo page to us on Airbnb Messenger after the booking has been confirmed.
3. Check in is at 15.00.
4. Check out is strictly 10:00 am. A penalty fee of 50% of one night’s stay will be applied for late check out through the Airbnb system.
5. No baggage storage after check out. Please use the station lockers or Yamato. Please do not leave empty or old suitcases after check out - it is very hard for us to dispose of! We will charge a penalty fee of JPY2,000 for the disposal of any left suitcases.
6. Please do no talk to neighbors or ask them for directions. We will get complaints.
7. No loud noise / parties - especially after 20:00. Please keep the noise down if you have children or are a large group as it disturbs others.
8. Please no smoking inside the property. If we find evidence of smoking, we will charge a penalty fee of between JPY5,000 and JPY10,000.
9. If your room has keys and they are lost during your stay, you will be charged at 3,000 JPY.
10. Please take your shoes off inside the room.
11. No pets.
12. Please do not stream movies on the wifi. It uses up all the data.
13. Please keep the apartment clean.
14. We are sorry but we cannot provide extra futons.
15. We are sorry but we cannot accept deliveries to the property as we cannot be responsible for loss or theft.

FAQ:
Why do I need to provide photos of my passport?
- In accordance with local ordinance law for short-term rentals set down in March 2017, we need to ask all guests who will stay at our apartment to provide copies of their passport photo page in case of emergency such as fire, earthquake or other natural disaster. We are required to obtain this information by law and is part of keeping our operating license. The law for operating Airbnb differs from city to city so it may be different in other parts of Japan so you may not have been asked by other hosts in other parts of Japan for this information. Please feel free to research the requirements online.
Is the room private?
- Yes, the room is a private booking.
How do I get to the room and get the keys?
- We will send you all the information you need once you have confirmed your booking.
Can you book a taxi from the airport for me? Can I catch a taxi to the airport?
- Sorry but we don’t book taxis etc for guests. However we recommend using the MK Taxis website to book a taxi from the airport or around Osaka or Kyoto.
Is the area safe to walk around at night?
- Yes. Japan is a very safe country so it is fine to walk around late at night.
What is the cancellation policy?
- The apartment cancellation policy is strict. Please see the apartment listing for more information on the cancellation policy for this apartment.
Can I leave my baggage in the apartment before the 15.00 check in?
- You can leave your bags in the apartment after 11.00 a.m. but our cleaner will be cleaning the apartment, so please drop your bags off and come back again after 15.00 to check in. Please tell us in advance if you wish to leave your bags after 11.00 a.m.
Can I leave my baggage in the apartment once I check out?
- We are sorry but it is not possible to leave your bags after check out or extend your stay after 10.00 a.m. because we have other guests. You can leave your bags in the station lockers if you need to.

Does the apartment have cooking facilities?

- Osaka and Kyoto have a wide range of restaurants to choose from. Many restaurants are located in Namba, Shinsaibashi, Dotonbori, Shin-Osaka, Gion and around Kyoto station.

We have train pass and which trains can we use?
- If you have a JR Rail Pass then you can use all JR overground trains.
